Inventory Reports

Our Approach

A property inventory is a vital document that thoroughly records the condition, decor, and contents of a property. Typically spanning 30 to 60 pages, it provides clear, concise details to serve as a reliable reference for both landlords and tenants. This document can be reused for up to five years but requires updates at the start of each new tenancy. It acts as the baseline for check-out inspections to determine liabilities and is often utilised by deposit schemes to resolve disputes. Even for unfurnished properties, an inventory is essential to document elements like flooring, decor, bathroom fixtures, light fittings, and kitchen appliances, which can be costly to replace if damaged.

Our Process

Step 1: Initial Assessment

Our trained clerk begins at the property’s entrance, following a systematic order to ensure no detail is overlooked. They document the colour, material, style, and condition of each area and item in every room before proceeding to the next.

Step 2: Photographic Documentation

The clerk conducts a second walkthrough to capture comprehensive photographs of each room from multiple angles.

Step 3: Delivery and Review

The finalised report is delivered to the client within 24 to 48 hours of the inspection. Clients have seven days to review the report and raise any questions. After this period, the report is finalised.
